What Does Cleaning to a Professional Standard Entail?

Writer's picture: Diego Alberto RiveraDiego Alberto Rivera

Cleaning to a professional standard generally means surpassing a typical domestic clean, ensuring every nook and cranny is spotless. Picture meticulously wiping every surface, even those hidden areas like under sofas or behind doors, all while wearing white gloves.

Professional cleaning goes beyond the basics. It includes tasks such as:

  • Emptying all rubbish and replacing rubbish bags

  • Removing cobwebs and dusting skirting boards

  • Dusting ceiling fans and light fixtures

  • Cleaning window sills and wiping down doors

  • Dusting all furniture, including bottoms and sides

  • Cleaning all glass surfaces, including smudges on windows

  • Cleaning and disinfecting bathrooms, including dusting light bulbs and wiping down cabinets

  • Sweeping, vacuuming, or mopping all floors

  • Cleaning the kitchen, including inside the microwave and on top of the refrigerator

  • Defrosting the fridge/freezer and deep cleaning the oven, hob, and extractor

  • Wiping down kitchen cabinet facings

  • Polishing all glass surfaces and stainless steel in the kitchen

While this is a comprehensive list, professional cleaning services provided by a contractor can be costly. However, tenants can save themselves from cleaning charges by investing time and effort into cleaning as thoroughly as possible.

What Happens if I Clean, but Not to a Professional Standard?

There's no one-size-fits-all answer to this question, as it depends on various factors such as the condition of the property at the start and end of the tenancy, the terms detailed in the tenancy agreement, and more. However, let's make a few assumptions for simplicity's sake.

If the tenancy agreement requires the property to be cleaned to a professional standard and it was noted as such in the check-in report, the landlord may have grounds to claim a compensatory amount from the tenancy deposit if certain areas aren't cleaned to that standard at the end of the tenancy. For instance, if the oven wasn't cleaned, or if there are signs of mold in the shower grout.

It's crucial for tenants to be aware of the cleaning standard required at the start of the tenancy and ensure it's documented in the inventory check-in report, which serves as a critical record of the property's condition.
